Sometimes, property buyers bristle at the notion that they must incur the cost and delay of a Phase 1, and sometimes an unwelcome Phase 2. Jessica will provide us with a status report on what forms environmental contamination are revealing themselves these days. *Are there particular parts of the SoCal and OC map that are especially rich with soil, water, and air contamination? *What happens to cash buyers who do not have an environmental survey at purchase? *Why do Phase 1 studies include researching properties neighboring the Subject? What’s happened when this was omitted from the survey? *What is the purpose of the soil vapor testing in surveys that we are hearing about?
